there's probably a question similar to this out somewhere in this forum, and i'm sorry if i'm repeating.
basically i'd like to know how to use sims2pack to delete only the sims from a house and keep all the furniture in place. is it even possible?

Yes, this hack is called the Stay-Things Shrub. Move sims out and the stuff stays there.

From the game pack the lot to a sims2pack file. It will be stored in the PackagedLots directory. Install that lot with clean installer and click "Select lot file only" before you click install.
The lot will be found in the lot bin in the game. Place the lot in the terrain and pack it again and you will get a new sims2pack file in the PackagedLots directory. This one will be fully furnished and without sims.

Pescado doesn't recommend the stay-things shrub; he says it leaves garbage on the lot. He says you need to get it out of the lot catalog. We were talking about it here http://www.moreawesomethanyou.com/smf/index.php/topic,9761.msg266077.html#msg266077
I've always used the CI method. myself
