where can i buy the open/close sign from

It's actually under paintings - miscellaneous and it's there for both community and residential.

Here's a great mod by the Amazing Numenor as well, that allows you to put the sign anywhere, rather than just on the wall. It's very handy.

there are other custom content that automatically change the sign o/c if you set the times you want it to go open and closed... really handy, actually.
