Since I discovered Donald Gardner's website, I want to build all of their houses.
This is my version of their "The Roark" cottage, without CC and made on a base game configuration (because I love challenges, right ?)
Look at the original house with its floorplans here : https://www.dongardner.com/house-plan/1406/the-roark
Obviously it's not an exact copy because of (base)game limitations and I had to make a few adjustments to make it playable. I also expended the attic to have more game possibilities. But in the end it's pretty close to the original !
That house is supposed to be placed on a corner to look good (as on the preview pictures I upload here), because the front road leads to the right of the house to have a playable driveway. Of course this is a fake one because it's base game, but it's been calculated to be at the right size to place NL driveways and garage doors, so if you have NL, simply place them. That's all !
It's supposed to be 100% seasonproof.
I did not do anything in the attic to let you use it the way you want (addind bathrooms, bedrooms, office, whatever you want).
There are two versions :
- a HouseOnly version, with only the house (thanks captain Obvious) so if you like to garden and furnish your houses yourself, you have a good base to do so. Costs 45930$.
- a Furnished version with the garden done (remember, base game only, so it stays basic), and the basic furnishing so if you're looking for something that is ready to be played, that's it ! I only furnished the master bedroom and left the two others empty because furnishing depends on how many children you have and their lifestage so this way you just have to furnish your kids rooms. Everything else except the attic has what you need to start playing. Costs 137360$.
What else... I think that's all ! Hope someone will like it !
