Realistic Approach for (Residential Houses:Monthly Payment) #1 |

Guys I was wondering since there is an apartment life expansion... did someone made a hack/mod to make sims pay every month or every designated day for a residential house? |

I imagine if you could just place an apartment door on the building and use the changelotzoning cheat to make the house into an apartment. Then sims would have to pay rent every Monday. I know you can have as many apartments as you like, although only four will be playable, but I also know that you don't have to have as many as four - I have an apartment lot with only two apartments, I see no reason why it wouldn't work for a single apartment. |

I like the idea of this too, but don't want that ugly door on my carefully built houses. You can't have a back patio either unless someone knows a hack allowing more than one door per apartment. |

In answer to the point about the ugliness of the doors. Someone, somewhere (I think here) made a mod that allows you to change the appearance of the doors to other in-game doors. That mod is on MTS, I totally know what you're talking about, I can't remember what it's called. I *think* it's in the Build Mode section, not the mod section. |

The issue with that is that since rent is calculated on house footage some of these single family homes turned apartments will be 5,000+ in rent per week. Why not try the harder bills mod by Pescado first before finding out your lovely house is now unrentable. You can always just imagine that some of that money is going to a mortgage. What I would love to see is a way to make larger apartments more manageable rent realistic. 3,000 in rent a week is hardly true for some of the places I make. I downloaded a perfect apartment lot only to find it was 7-8 a week. Very few of my custom careers even make that much a day. 1,500 max would be fine by my standards. |

I tend to see what a family pays for a house as just the down payment on it, personally. I pretend it's 20% of what the house really costs. (And I do the same thing with cars, actually, where the cost of the car is 10% of what it "really" costs.) I use Monique's hacked computer and have them take out a mortgage for the "rest." (So, for a house that costs $20,000, the family gets an $80,000 mortgage, figuring that the $20,000 paid is 20% of the cost of a house that "actually" costs $100,000.) Thus, the loan accrues interest and larger bills are automatically added, in proportion to the amount left on the mortgage. I find it works well to keep my Sims not fabulously rich, which is what I prefer. That said, I also like to make rental houses, for single Sims/small families who don't yet have a "down payment" for a house. I have converted a large number of plasticbox's 1- and 2-bedroom "Newbie Road" houses into rental houses. Generally, all I have to do is fence in the back yard entirely and change the front door to the apartment door, which I've recolored so that I have plenty of not-ugly options. They generally rent for anywhere between $1000 and $4000 a week, some a little bit higher which is doable for most Sims, the higher end especially so if there's two incomes. Works well. And in the meantime, whatever extra money they get gets saved using Monique's computer's banking functions. Once they have enough between what they save and the interest it earns to put a "down payment" on a house, they buy one.

I use simlogical's property investment mod: http://www.drealm.info/simlogical/s...2_LotRights.htm because in my game, unowned houses are owned by the bank. So payment is made to the "banker" sim until paid off, then the deed is transferred. That mod is also useful for sims buying property as an investment and renting it to other Sims. I like it more than Monique's computer because once set up, payment is made automatically. |
