Every time I play it says do you want to update? I say yes but then an error happens or it just says no new patches...
The only reason why I want a new patch is because I want to mod my Sims 3...

Run EADM first and let it update and install Adobe Air. Just follow the on-screen prompts.

Okay how exactly to I run EADM? I have the CD version. Also when I update it it cancels out (doesn't even finish it just quotes 1/4th the way there and starts the game)

Wasn't EADM installed when you installed the game last time?
There should be an .app for it on the DVD, I think?

Ok I don't think we are on the same page here. What does EADM mean? When I type it in on google it says EA Download Manger.
The only thing on the DVD is the Sims 3 installer.
What happens step by step is this.
I start up Sims 3 with the CD inside, click the play button a pop up appears saying do you want to update? If I say yes it will start downloading, stop (doesn't say why just does) 1/4 the way and start Sims 3 the game. If I do it when I click on the application and the click on check for updates, it says no new updates.
Is there some why to manuel install the patch?

In order to better solve your problem, please go through the following as listed below:
Sims 3 - Uninstall
This Game_Help:TS3_Uninstall link has the step-by-step instructions to guide you through uninstalling The Sims 3, and its packs (EP/SP).
There is no way to do a manual patch for OS X, unless you know the 4 digit code for the tgz (mentioned in the sticky on how to backup patch files).
Yes, EADM is the EA Download Manager - EA's content delivery management system - for downloading updates and Store content.
For my PC setup, at the end of the game installation, I'm prompted to install the EADM. Were you not prompted for it or you bypassed it?
I suppose you could try an uninstall and reinstall to get EADM - see the end of the Uninstall link for OS X instructions to do a complete uninstall.
On occasion you might be asked to do a long FAQ - please make sure you do all the steps and don't just skip over them. You'll often find that these long FAQs have all the details you need. If nothing in the above FAQs fixes your problem you may post again detailing exactly which you have done and which steps failed.

Hang on a minute.... I've never used EADM. I'm not sure it even works for mac.
There are a few issues that can stop Sims 3 for Mac from updating. Case-sensitivity can be one of them.
