Title: 175 Main Street, Starter Lot with a sun parlor room.
Category: Starter House
Lot size: Small 3x2 lot
Price: $12,395
Furnished: No.
Here is a little starter house that could accommodate a family of three to four Sims. It was made on the smallest lot (3x2) and has an open area plan for the living room (also the Sun Parlor), dinning area and mini-kitchen. Has two double bedrooms (one slightly larger than the other) and one bathroom. Lot has enough room for future expansions or renovations. It’s not furnished because I wanted it to be affordable to any single Sim or family that wants to buy it, anyway, I’ve included screenshots of what the house would look like furnished.
This house was made using only the core game (that means no expansion pack is necessary to use it in your game) and has already been tested in game by the Burb Family, although it does have one custom content included which was necessary to create the Sun Parlor effect and that is the clear transparent tile created by Rgiles http://www.modthesims2.com/showthread.php?t=34012 .

Custom Content Included:
- Clear Transparent Tile/Floor Tile by RGiles at MTS2

Thank you to tkdjunkie for pointing me in the right direction via the community tutorial listings and to LoreLotteS for providing an easy to follow tutorial of how to add a sun parlor to this lot.

- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
