Larkspur Barn was something I started as a bit of a personal challenge - what kind of house could I build with only a few Stuff Packs? Admittedly, I chose the three latest packs, and therefore had an awful lot of objects and tools at my disposal - but there were still some problems! It was rather good fun as an experiment, and nice to be building in a lag-free game again :P



The house itself is pretty simple - designed to look somewhat like a converted barn, I was heavily inspired by the house of a French friend of mine. The downstairs of the house is largely open plan, with a spacious kitchen come dining room area leading off of a small but cozy porch area. There is also a well-sized full bathroom on the ground floor, and a currently empty room. This room can be converted to a garage with ease - just move the windows off of the front wall, add the relevant driveway pieces and a garage door, and you're done!



Upstairs, there is a comfy office/living space on a mezzanine that overlooks the kitchen area and leads into the sleeping wing, over the garage space. With one large master bedroom and a small guest room, the house isn't really great for a huge family all the time - personally, I use it as a holiday cottage in the sleepy riverside town I've set up as a vacation place in my main 'hood. There is a second full bathroom upstairs, as well as a tiny ensuite with shower just off of the master bedroom.



My favourite place in the whole house is the patio and flowerbeds at the back of the house - if I was able to keep plants alive, this is what my IRL garden would look like. A riot of colour and textures - bliss! However, I do recommend that you take a look at getting some kind of 'perfect plant' hack for this house, unless you want your sims to spend all day every day gardening (I use one from MATY, but there are quite a few out there)

Now for the boring stuff - playtested, hack free and CC-free. I only used IKEA, Kitchen & Bathroom, and Mansion & Garden to make this house - which means that at bare minimum, all you need is the Mansion & Garden stuff pack to have this in your game! However, if you do decide to download this without IKEA/Kitchen & Bathroom, please be aware that there will be a lot of fittings and fixtures missing - the house will be shell-like in the extreme! So, to conclude - 2x2 lot, no CC, space for a garage, 2 bed, 2 1/2 bath, patio, and all for just 107,311 - bargain!
