Contempo Beach House

Yeah, contemporary to 1986. LOL!



See, my self-sim (I call her Cat) had this great idea - to start a Real Estate home/business. The only problem was that this idea occurred about 4 years ago (2007), just as the market was starting to crash. Oops.

Being the self-sufficient, spunky young lass that she is (as I'm sure I was back in the day...*snort*) She decided to start small and bought one little fix-er-upper. It's in a really nice location - across the street from a beautiful beach on Florida's upper East coast - and the plan was to make a few cosmetic fixes and flip it fast.



With the market crashing all around Cat, she realized overpriced beach-house handyman specials were not high priority Real Estate ventures. And, after spending a few nights sleeping in her new investment, she knew she couldn't, in good conscious, "flip it fast" without repairing some structural damage first (apparently the hurricanes of 2004 that criss-crossed Florida 4 times had left their mark - and were probably the reason the last owners had all but abandoned it to the lowest bidder.) So, as you can see, cosmetics soon went out the window (literally, DIY construction is dirty work!) Even now, much of the outside hasn't been touched, and only a few of the rooms have been "fixed up" properly with new paint and paper, etc. Most of the interior is still the original decor. But, the house is now structurally sound. The only little noises you'll hear at night are the crickets, cicadas, and the waves gently lapping the beach across the street - that is, if you turn off the AC and crack open a window. =P



This house is NOT built on a level lot - it is meant to go on a sloped lot - one that gently slopes down in back (as your facing the house, from the street view.) It was built using Inge Jones 10% sloped lot template. NOTE: Sometimes sloped lots can mess up your neighborhood. This house has been play-tested. (I've tried it in several neighborhoods; it always loads and plays just fine.) But, please back up your neighborhood before installing anything. I also built this house with the aide of Numenor's AGS - what a wonderful tool!

MAIN FEATURES:
  • Lot size: 20X20 (2X2)
  • A smallish house, only 1,995 sq ft including the porches/patios - 3 bedroom, 2.5 bath, great room, 1 covered porch, 2 open patios, kitchen and bar.
  • Around $30,399 simoleons - I say "around" because I have extensively re-organized my build/buy catalogues and, in doing so, re-priced most everything. I don't know if this will effect the cost in your game or not. If it does, maybe your Sims qualify for a huge tax break? Inheritance? Or, it's their turn to win the lottery?
  • Lightly furnished, but not decorated - Kitchen appliances, bathroom fixtures, lights, carpet, tile, wallpaper, and ceiling fans, plus some basic Maxis and Maxis-matching furniture are included.
  • New roof with an added skylight over the main living area.
  • All decks/patios/porches have been reconstructed - including new pilings (with eco-minded and treated, salvaged wood to keep that aged beachy look.)
  • The original wooden floor has been restored to it's former glory (Thanks iCad!)
  • Wiring/cable has been upgraded to smart-house technology - complete with a thought-control light system. You can now turn on/off a single light or all the lights in the house with just one thought! Neato!
  • Outdoor lighting is all Solar - this is the land of sun, let's use it peeps!
  • Kitchen appliances are brand new (just installed last week, in fact =D)
  • Alarm systems included - invisible (for both fire and burglar)
  • The plumbing has been reworked; new pipes all 'round. And, three new water-saver toilets and one shower (Master) installed.
  • Cabinetry in the kitchen and Master Bathroom are new.
  • The Craftsmen style windows were painstakingly refurbished (yes, pane by pane! LOL!) with added UVA/UVB protection.(Thanks tBudgett!)
  • Ceiling fans added throughout the house. TIP: If you run the fans and crack open the window panels a bit during the night, you can really save on AC (and moisturizer!)
  • Quality Maxis sliding doors
  • Mature Xeriscaping: including a water retention pond, palms, bamboo, and sea-grasses. No lawn, just natural sand.
