At this point, you might think I'm a bit crazy (and I am, indeed ): defining this starter house "unusual" would be an euphemism...
This Tree House is built around a "trunk" that hides 5 stealth stairs, connecting the ground floor to the 4 above-the-ground levels. It's a sort of "magic" trunk, because the sims "disappear" into it and you can't see them going up and down the stairs
The other unusual feature of this house is the lack of walls: the sims will live in the wild, in the open air, like Tarzan and Jane. This means no privacy (the only room enclosed with walls is the separate bathroom, connected to the main building by an aerial wooden bridge).
If you download this house, be prepared to live an old fashioned country life: no electronic devices are available here! Actually, TV and stereo would wake up the sleeping sims: though the "bedrooms" are on separate levels, they actually are part of a whole big "room"; so, only "silent" amusements are allowed. No telephone (you can buy one, or give your sims a cell phone), no fire alarm (be careful!), no electronic clocks (only a mechanical alarm clock).
Living "outdoors" means also an unusual management of the lights: since there are only outdoor lights, they will turn on at 6:00 PM and turn off at 2:00 AM, no matter whether you are sleeping, having a party or reading a book. I find this very romantic, but if you like, you can set the light "always on", or turn them on and off manually.
EDIT: I strongly suggest to use the Smarter Lights mod: the lights will stay automatically on during the night, as long as there is an awake sim in the lot.
Apart from these problems (I'd call them "features", actually), the house is fully functional: I've tested it with my sim-family and they could live perfectly fine in the Tree House.
One last note: the stair starting from the top level leads to nowhere: I had to place it there for aestetic purpose (otherwise the "trunk" wouldn't reach the top floor).

- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
