I have been working on setting up a 1920's/Mid-Century Hood - called Mockingbird Lake ...using all of the 1920's Series houses I built last Summer plus several new lots. This is one of the 'new' lots. I'd hoped to have the whole thing ready for upload before the end of the year, but I got sidetracked with a shiny new laptop So, who knows when the Hood will be finished *le sigh* However, here is a sneak peek:

Beak Bluffs
Housing Tract (6 Apartments)
Six individual pet friendly houses - each with 3 bedrooms, 2 bathrooms, a back porch, and attached garage.
Rent = $3,019 - $3,023
~ Common areas include a central park with gazebo and picnic areas, a football pitch, playground, hot tub, high-powered telescope,
doggy play yards, a gardening area and fruit trees, a small fishing pond, several "canoodling benches", chess tables, and a fixer-upper car ~

Built with No-Slope Technology
Enjoy!

All floor plans are the same, but with different color themes. Here is an example:

There are many community features for your Sims to enjoy:

Please scroll through the above pictures to see the other community amenities this housing tract has to offer.

Thank you, Mootilda for the awesome Grid Adjuster and Lot Adjuster tools - both were used to make this lot.

This lot has been play-tested; everything is accessible and in good working order. Phones are on both levels in each house. Smoke alarms are over all stoves. Burglar alarms are by front doors. Please remember to lock your back sliding door - otherwise your neighbors will come inside to use your downstairs bathroom!

A note about the garages: they are meant to be for the private use of each house, but they are technically community spaces. So the cars in them can be used by anyone - just like the playground equipment or fruit trees.

Indoor pet items are not included; but each house is completely pet friendly. The front two houses (Aqua/left and Pink/right - both have fenced dog-yards in back.)

This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.

Possibly used but NOT included - so, you may need to GO get it:
--- I use the Lifestyle Build Bundle wallpapers/floors ALL the time. (If you followed that link, it's the second link in the top post - extracted from Lifestyle Stories by Argon @ MATY) This 'bundle' lives back in my Bins folder so it doesn't have the CC star. If you ever enter one of my builds and find it has blank/unpapered walls/floors, it is because I used ones from this bundle and forgot to mention it. So, either substitute the wall/floor of your choice, or go get this bundle and re-install the lot (from your lot bin.)

Definitely used and NOT included - you MUST go get this before installing the lot:
- Unlevel Wall - #90 by Numenor @ MTS2
Some people weren't sure how to install this wall... Click the info button below to see how I did it

I recommend invisifying the driveway bits with Sophie-David's Invisible Driveway - doing this will get rid of the graphic-glitchy triangles caused by the no-slope basement being adjacent to the driveway piece.

There is no Custom Content included in this package

Lot Size: 6X5
Lot Price (furnished): $402,292
Rent: (furnished) $3,019 - $3,023

Standard mods I use that are not necessary nor included - but were probably used whilst building/photo-ing/prepping this house for upload...
I use Niol/Moi's Roof Shader for brighter roofs
And, HW/Honeywell's A Little Greyer: Roof Trim Defaults
Then, if it's a Bespoke Roof recolor - it will be THESE adjusted versions by The Llama Park/Tumblr that you see used in the pictures. (However, what you get in the packaged file, will either be the plain EA roof or the straight, un-modified Bespoke roof from the set here on MTS2.)
Maranatah's White Wall Top texture replacement
Moo's Turn On/Off Lights
Menaceman's Lunatech Lighting Fix
BeosBoxBoy's no-red-pause-mod
Nopke's Go Under Spiral Stairs mod for proper spiral stair usage
And, of course, everyone needs Numenor's CEP and SEP!
I also use FRAPs to take in-game pictures, and PhotoShop to clean/collage said pictures.
And, I highly recommend using gummilutt's Invisible Medicine Cabinet to add features to any mirror - as per her policy, it's not used or included in this lot.
