Sandpiper House
...Yes, you can "dive in" from the Dock and swim in the ocean!
Beach Lot
5 bedroom - 4 bathroom (+3 half baths) - 3 car garage
- luxury beach house - screening room - games room - exercise room - pet ready -

~~~ Only 3 CC: two stairs, and an invisible floor (needed to swim from the dock) ~~~
Enjoy!
The floor plan comes from Archival Designs; the original design is included in the pictures above.
Please continue touring the house by scrolling through the rest of the pictures above.
Having lived all around Florida for most of my life, I have been inside several "Beachside Mansions" - some very luxurious ones, too! They all have a 'casual luxury' vibe. Nothing is really valuable because the next hurricane will probably wipe you out... (By 'valuable' I don't mean cost/expense! I mean like, museum quality, rare first editions, etc.) Using only the in-game furnishings, I tried to capture that vibe a little bit. Please feel free to "CC it up" once you get it in your own neighborhood!
The picture below addresses two Very Important Points I need to draw your attention to:
The "Anomaly" shown in Picture 42 - can be fixed two different ways. 1) as I show in the picture, or 2) just delete those stairs altogether and use the side steps to get to the beach.
I liked the look of the front-facing stairs - so I left the 'problem' in the build. It is easy enough to fix, and the fix is permanent until you move the house.
...this anomaly happens because the stairs are built 1-tile closer to the water than the game wants to allow.
Picture #31 is displayed below - proof that the dock works! (...as it should've originally! EAGames, I'm looking at you!)
This house is fully furnished, and lightly decorated. All appliances, plumbing and lighting are included. The stove, grill, and fireplace have smoke alarms. The front door and garage is burglar alarmed. There are telephones on each level.
This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.
There is parking for six vehicles; three in the garage, and three on the driveways.
This is a pet-READY build. Some pet items are included - both upstairs and downstairs 'laundry'/utility rooms are pet-care rooms with litter boxes, toys, and food bowls. Bathroom tubs are accessible for dog washing.
Possibly used but NOT included - so, you may need to GO get it:
--- I use the Lifestyle Build Bundle wallpapers/floors ALL the time. (If you followed that link, it's the second link in the top post - extracted from Lifestyle Stories by Argon @ MATY) This 'bundle' lives back in my Bins folder so it doesn't have the CC star. If you ever enter one of my builds and find it has blank/unpapered walls/floors, it is because I used ones from this bundle and forgot to mention it. So, either substitute the wall/floor of your choice, or go get this bundle and re-install the lot (from your lot bin.)
You will also need to get: (due to the CFE work around the staircase)
--- Unlevel Wall - #90 by Numenor @ MTS2
Some people weren't sure how to install this wall... Click the info button below to see how I did it
Custom Content Included
- Transparent Floor by Frillen @ MTS2
- Steadfast Stairs - made RECOLORABLE by HugeLunatic (HL) @ MTS2 - no script file needed as these override the original stairs.
- Steadfast Stairs - Open Underneath by HugeLunatic (HL) @ Sims2Artists - these do need a script file so follow the link and make sure you install them properly!
Lot Size: 4X6 - Beach Lot: Lot-adjusted and Grid-adjusted
Lot Price (furnished): $216,167
Thank you, Mootilda for the awesome Grid Adjuster and Lot Adjuster tools - both were used to make this lot.
  Standard mods I use that are not necessary, nor included - but were probably used whilst building/photo-ing/prepping this house for upload...
I use Deastrumquodvicis' Roof Shader for brighter roofs
And, HW/Honeywell's A Little Greyer: Roof Trim Defaults
Maranatah's White Wall Top texture replacement
Moo's Turn On/Off Lights
Menaceman's Lunatech Lighting Fix
BeosBoxBoy's no-red-pause-mod
Nopke's Go Under Spiral Stairs mod for proper spiral stair usage
Gunmod's Radience Lighting System, which is installed with the Scriptorium (which is necessary for installing CC stairs.)
HugeLunatic's Sweet Down Low Tweaked + for the ability to shift things up/down on a wall without darkening the item!
And, I highly recommend using gummilutt's Invisible Medicine Cabinet to add features to any mirror.
And, of course, everyone needs Numenor's CEP and SEP!
NOTE: Sweet Down Low Tweaked + sometimes causes pictures, curtains, shelves, and ceiling lights to 'jump' out of place when you first install a lot. You can click the item to put it back in place. The 'jumping' is a side-effect of the mod. It won't affect your game at all (other than the inconvenience of things being initially out of place *sigh*)
