Brooklyn Brownstone Based on RL: 198 Washington Park, Brooklyn, NY
Both Single Family & Subleted versions are available to download Place several of these side-by-side for a Row House effect like the cover picture implies.
8 bedroom - plus nursery - 5.5 bathroom
- no slope basement - attic - pet friendly - walled garden -
~~~ Only 3 CC - stairs ~~~
Enjoy!
The floor plan comes from Brownstoner.com; and the "Zillow" listing from last year. It was listed for 6.5-million, and sold Jan/2021 for $4,875,000. My floor plan inspiration picture is included in the pictures above.
I was going to just "suggest" that this lot could be made into apartments (I only want the Single Family Home, as originally designed, for my game.) But, a friend of mine was having trouble converting a similar house into apartments - so I thought maybe I should try it before suggesting it. It took me over 5 hours, and quite a bit of rebuilding to make it work! Partly because of the No-Slope Basement and lowered foundation Grid-Adjuster work, and partly because of the Lot-Adjusted shrunk sides... mostly because TS2 doesn't like staircases in apartments. *sigh* So, the upper inside staircases have all been changed to the spiral staircases - I don't like the aesthetic - but it works. That's the only difference between versions. Well, and rezoning for apartments.
So, the Sublets Available version: offers two apartments.
- The bottom 2 floors (Garden level and Basement) with 2 room-mate style bed/bath suites and a small kitchen. Rent is $3,941
- The upper 3 floors (plus the attic) with 6 bedrooms (plus a nursery) and 3.5 Bathrooms. Rent is $7,693.
Yes, it's pricey... but not nearly 6.5-million!
How to rent a furnished apartment:
-CTRL-SHIFT-C to bring up the cheat box.
-Enter the following cheat: boolProp testingCheatsEnabled true
-Walk your sim to the front door of the apartment that you want to rent. They need to be standing right in front of the door.
-Clear any actions from your sim's queue - including other sims trying to talk to them.
-SHIFT-click on the door of the apartment you wish to rent and choose "Rent Furnished."
-If the action falls out of your queue, your sim probably needs to be closer to the door.
-Once the apartment is rented, bring up the cheat box again.
-Enter: boolProp testingCheatsEnabled false to turn the cheat off again.
This house is furnished, and lightly decorated. All appliances, plumbing and lighting are included. The stoves, grill, and fireplaces all have smoke alarms. Both front doors are burglar alarmed. There are telephones on each level.
This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.
There is no parking.
This is a pet-friendly build. No pet items are included - but there is plenty of space to add them, both tubs are accessible for dog washing. The back yard is not accessible to large dogs because of the 2-click foundation height. They can get to the terrace dining area, but not down to the grass.
Possibly used but NOT included - so, you may need to GO get it:
--- I use the Lifestyle Build Bundle wallpapers/floors ALL the time. (If you followed that link, it's the second link in the top post - extracted from Lifestyle Stories by Argon @ MATY) This 'bundle' lives back in my Bins folder so it doesn't have the CC star. If you ever enter one of my builds and find it has blank/unpapered walls/floors, it is because I used ones from this bundle and forgot to mention it. So, either substitute the wall/floor of your choice, or go get this bundle and re-install the lot (from your lot bin.)
Custom Content Included
- Romanesque Stairs by Chrissy6930 @ TS2 Creations - which is gone, but now hosted on SFS via CaptainJack's Simblr
- Chic Stairs - Open Underneath by HugeLunatic (HL) @ MTS2 - these do need a script file so follow the link and make sure you install them properly!
Lot Size: 3X1 Lot Price (furnished): SFH version = $162,011 Rent Price (furnished): Sublet version = $3,941 - $7,693
Thank you, Mootilda for the awesome Grid Adjuster and Lot Adjuster tools - both were used to make this lot.
Standard mods I use that are not necessary, nor included - but were probably used whilst building/photo-ing/prepping this house for upload...
I use Deastrumquodvicis' Roof Shader for brighter roofs
And, HW/Honeywell's A Little Greyer: Roof Trim Defaults
Maranatah's White Wall Top texture replacement
Moo's Turn On/Off Lights
Menaceman's Lunatech Lighting Fix
BeosBoxBoy's no-red-pause-mod
Nopke's Go Under Spiral Stairs mod for proper spiral stair usage
Gunmod's Radience Lighting System, which is installed with the Scriptorium (which is necessary for installing CC stairs.)
HugeLunatic's Sweet Down Low Tweaked + for the ability to shift things up/down on a wall without darkening the item!
And, I highly recommend using gummilutt's Invisible Medicine Cabinet to add features to any mirror.
And, of course, everyone needs Numenor's CEP and SEP!
NOTE:Sweet Down Low Tweaked + sometimes causes pictures, curtains, shelves, and ceiling lights to 'jump' out of place when you first install a lot. You can click the item to put it back in place. The 'jumping' is a side-effect of the mod. It won't affect your game at all (other than the inconvenience of things being initially out of place *sigh*)
Install Instructions
Basic Download and Install Instructions:
1. Download: Click the download link to save the .rar or .zip file(s) to your computer.
2. Extract the zip, rar, or 7z file.
3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
I mostly "build" - houses, apartments, recreational, and community lots - but, I also create walls (and murals), floors, terrain paint, and various other recolors. And I've written a few tutorials too. :luff:
