Cost: 19.967
Lot size: 2x3

Nightlife expansion required.
No custom content.

Description:
Two-story starter house, sparsely furnished for 1-2 sims but with lots of spare room, covered porch in front + back, some landscaping/decoration.

3 x bathroom (2 x furnished)
1 x kitchen/dining/living room
3 x spare room (unfurnished)

Expandability: Garage or other rooms can easily be added on to the left.

If you get an "expansion pack data required" error upon installation, use Clean Installer instead of the Maxis one. Apparently this is a known issue (not specific to this download), see this thread describing the problem and this post (daysies) explaining the workaround.

Enjoy!

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

Love the Newbie Road series! I much prefer the single house lots - more than one is a bit much to handle!

Thank you... I love your houses! They are always so comfortable and "playable". Not too big, not too crammed. Perfect!

Thanks for making affordable starter homes with more than one bedroom. Since I dont use the money codes, my sim's have to start out with something cheap and work their way up, which seems to take awhile. At least now they can afford to go ahead and have kids before they get too old. Thanks again, and keep up the good work. Hope to see more!

I've always enjoyed building for my sims, but you're making me lazy because I love your houses! Thanks

I`ve already got too many starter homes, so I don`t know why I downloaded this, but I downloaded it anyway. Mebbe because it`s so UNcluttered and I can clutter it myself? Whatever.
