This lot is a clean modern starter home
Lot size: 2x2
Cost: $19,307
Bedrooms: 1 x double
1 x single
Bathrooms: 1
Requires: Uni, Nightlife, OFB

Description: As you enter the house, you find the living room, with TV, sofa, armchair, desk, bookcase and mirror. If you go through the arch on the other side of the room, you find the kitchen and dining, with 2x counters, stove, fridge, food processor, smoke alarm, table and 4x chairs. Outside there is an easel. Going downstairs, you will find a single bedroom, with single bed, table, a double bedroom, with double bed, and a bathroom, with loo, shower tub, sink
For a starter home, it is well equipped - however, I have just realised that I have forgotten to include a dresser. You should have enough money left over though to buy one.
Unfortunately, I didn't leave enough space for a driveway, but in terms of extendability, you could add on the back. There's room (but not enough cash) for a pool, as well.
Mostly Maxis content, but a few custom build items, included, thanks:

Custom content used but not included- should work without, but if you can get hold hold of it:

- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
