11 Fledgling Flats (modern base-game no-CC starter)

Fledgling Flats is a new street of 1-story modern starter homes. Each home was designed by a first-year student entering the Landgraab Academy of Design and the teachers assure us that these houses are very livable. The substantial savings on architecture fees have been passed on directly to you.

This Bauhaus-inspired home has 2 bedrooms and 2.5 baths on a 2x1 lot with all skill-builders and a few extras: computer, tv, and stereo. The low price of $19,494 allows you to add extras, or to survive until money starts to come in. Fully-furnished for two; the spare bedroom suite is unfurnished so that you can decide how you want to use this area. The foyer has double entry doors and there are also double doors into the master suite. Lighted inside and out. Tastefully decorated in muted tones, but there's plenty of time to choose your color scheme before you move-in.

Ample space for such a small lot. The master bathroom has additional space for a sink and shower-tub upgrade. The spare bedroom is big enough for a nursery, twin beds, a hobby room, or a double guest suite. Plus, the lot is sufficiently large for a future 1-car driveway. The great-room concept provides easy access to every part of the house. This is a compact but light and airy home for a low price.

Unfortunately, for this amount of money we were unable to supply any landscaping, except for the newly planted lawn. The parkland behind each lot is for sale, which means that you can use the LotAdjuster to expand this lot at the back, if you require additional space.

The cost of this multi-level roof was kept low by replacing the default walls on the roof with foundation walls at a fraction of the price, and by using transparent fencing to provide inexpensive windows. For more information about "foundation roofs":

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

There are some nice -and unique- ideas here, especially because you didn't use expansion packs or custom content to make this house !

Your Fledgling Flats are all very interesting.

These are the kind of houses that I've always wanted to download for myself: modern, 1-story (with or without foundation), no CC, no EPs or SPs required, cheap enough for starter sims, furnished enough so that my sims can live there without changes and start building skills to further their careers, and expandable so that they don't have to move away.

There are a lot of traditional houses which meet my requirements. But, the modern ones are pretty rare. I'd love for other people to join in on this challenge, or to make up similar challenges for themselves.

Once I get my first dozen houses uploaded, I'm going to work on making "foundation roofs" available to other builders, in the hope that this will help everyone make interesting starter homes.

so cool! I've honestly never seen anything like it. ROCK ON!

When a girl has become one with her pony, she feels ultimate togetherness and love. The pony, on the other hand, just wants her messy bran slop and to go back to her warm, comfy stall for the rest of her life. Things such as this are different as you would think it to be.
