I'm not normally much of a builder, but recently I was trying to find the perfect modern style starter and nothing suited my needs, thus Cool Breeze was born. It's a rather spacious, one bedroom, one bathroom, single-level house for that sim of yours who's just starting out (it's under $16,500 furnished). There's also a pond in the front yard that contains some common freshwater fish. I didn't use any content from EPs/SPs nor any custom content, so this should be base game compatible. However, I did use half walls and the platform tool, both of which, I believe, require patch 1.17 or later.

Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

eye was in the same boat as you, searched for a more modern style starting home and all i could find were little cabins, cottages, prefab suburban and country themed homes, nothing even close to modern for a budget, so this suits my wants perfectly, thanx!

I absolutely loathe House downloads that require you to download a buttload of CC just to get it looking the way it is in the pictures.

Thanks, thanks, and thanks again for making this not only affordable for solo, starting out Sims, but for also making it Base Game compatible and with No CC whatsoever.

I'll probably place it on a large lot, for when my guy becomes a family man of course, hehe. I like to add rooms.
