Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Good starter - these are more important than the huge mansions. I'll probably strip out a few of the less important furnishings to get the total furnished cost < 16K so a single sim can move in.

Thank you!

I love this starter home, nice job. There is a very good Count Dracula sim on the exchange I just moved him and his hot wife into this house. Now I need a very appropriate castle to move them into once they are rich. Of course his goal is to rule the free world!!!!!!

Good looking starter, but you do need to get the amount down to 16k or less for it to really be a starter.

Have a bright platinum diamond day!

It's not quite starter-appropriate for a single sim, but it's very nice nonetheless. I sometimes have the most trouble doing layouts for smaller houses and this one is great. I love it!

It's meant as a starter home for a CAS family of two adults. With the 18 k handout they'll have just enough money left for a book and some tomatoes...

Really nice house. I do a lot of single sims in my game, so I will probably remove a couple of items. (It is perfect for a couple!)
