I want to add the whole house, with everything in it... do I need to download the items from the ea store for them to show or will they be included with your lot without having to buy the items from the sims 3 site itself?

I used CFE cheat. You can find some great stairs tutorials here:

You have to get those items from store first, otherwise they won't show up in your game.

I have a problem: the lot isn't flat. The house sits up way higher than the street, making the landscape look awful and making it difficult to get into the house. Otherwise, it's damn near perfect.

Place this lot as mentioned in description field and use the soften terrain tool to smooth along the edge of lot and see if this helps.
