Today i present to you the very first house i created in The Sims 3. It's a green painted, Folk-Victorian styled house ready to move your sims into. It costs 89,197 simoleons furnished and 41,316 un-furnished. No CC has been used in the making of this lot.

It sits on a 30 by 30 lot, with the house centralised and surrounded by it's garden, and pond. Out the back of the house is a large patio, with BBQ and bench.

On the ground floor you will find a front porch with seating for 4. The when you go in through the front door you will find a foyer, a kitchen dinner with access out to the garden, lounge/parlour and a downstairs bathroom.

On the first floor you will find a landing with seating area, a master bedroom with a shared en-suite, a twin bedroom with office space, and a double bedroom with potential for a balcony.

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Thanks! I've totally been looking for some midrange priced houses for my neighborhood. It's hard to find good stuff that's not a starter, but under 100k!

This is so beautiful! And I'm so glad to see it only requires base game - I have such a hard time finding houses that do, because I only have 3 extra packs for my sims! Thank you!

Thanks, I just try to avoid using the auto roof tool, I have never really used it in my game. This tutorial might help: http://www.modthesims.info/article.php?t=366070
P.S. I'm currently in the process of renovating this lot and bringing it up to the standard of my more recent uploads, but still keeping it basegame
Also, another great place to go for help is the Creator Feedback Forum: http://www.modthesims.info/fd.php?f=473 There's lots of people who will be more than willing to help you improve your skills in the roof department as well as general building and furnishing.
