I'll go with the furnished version. You don't hire an accomplished Interior Designer then do the work yourself :-)

I did a similar beach house years ago, inspired by the house in Revenge. As with most of my creations, I'm not sure I finished furnishing it. Interesting to see you made many of the same decisions I did, particularly with the lower level. Apart from views being better in an elevated living room, with an eye on the Real World, I allowed for the possibility of beach properties flooding.

Wonderful stuff, Pancake. Love all the balconies and verandas. That walkway overlooking the foyer and family room is a neat touch, and I think perfectly suited to the house. And I'm always a sucker for second story kitchens.
