I want to make an unfurnished version with uniform colors instead of red/blue/yellow so players can choose which unit they want freely without being limited to the furnishings/colors already there. Plus cheaper rent lmao

Glad I play tested my lot. Found a couple of object placement faux pas that I was able to correct. I have tested one of the unit for noise, it passed with flying colours . Now let's see the other 3.

City NestsNumber of Units: 3
The City Nests are a row of town homes for lease located across from the City Hall in downtown Scandalica City. The facade of each unit contains brick and then a solid color plaster exterior marking the entrance on the second (Main) story. These are for long term living, fully furnished and decorated.
The bedrooms that share walls with other units are sound proofed by either a closet or items that muffle neighborly noises. Each Unit has a lower, main floor, and upper floor with differing layouts. Each unit also contains 2.5 baths, with a toilet on each level, phone connections on each level, and a private patio in the back accessed from the main floor. All Units are outfitted with sprinklers and security systems.

The row houses are owned and maintained by the same landlord, so there are some similarities found throughout each but each unit has it's own distinct aesthetic.
Please read below for more details on each of these units.
*Note about pics: I re-purposed 6 of the 8 'extra structural shots' Gummi allowed for unit pics on top of the 4 count so each unit contains 6. Also the chairs are pushed in to show how they would look when a sim is living there and I pulled them out so they would act normally for desks/tables in play testing afterward.
The Cardinal Unit - Red Brick + Yellow Entry

The Cardinal Unit Interior is decorated with a predominant red/brown palette with some yellow and beige accents. The look is casual and urban, decorated for sims with high interest in art and sports.
The workroom is set up as an artist's studio on the upper floor--adorned in various mirrors for self-portraits, canvases, a painter's easel, a paint-splattered desk with a radio for music while working and some bric-a-brac for still life study.
The bedroom on the upper floor is assumed to be where the resident artist lives, so they can have quick access to their work room.
The bathroom is connected to the bedroom and workroom, and the outside hallway.
The dining room is accessed through an archway across from the kitchen area. This is the only unit with a seperate dining room. It is a modern and quirky design fad to use two different end chairs at a dining table from the rest which I think the artist would appreciate.
The outside patio contains a hammock for lounging and a pottery wheel along with several ceramic pots. There is also a sculpture, this ties in with the artist/creative theme of this unit.
The den contains a television, two sofas, a bookshelf, two reading chairs, an electric standing bass. It is decorated with more of a sports motif, with various items on display shelves. The bathroom can be accessed from the den area and is connected to the bedroom.
Here, I see college friends living together after graduation, working up a frenzy to afford living in the city. One is an artist, they balance working downtown with selling paintings trying to get noticed by a gallery so they can have an art show. The other roommate has a nine-to-five office job and lives in the basement. They hate their job so to unwind they play in a band on their days off or have sports watching parties. They secretly love their artist friend but don't want to ruin the friendship by telling them.
I made over a sim named Rosamund for GoS's 'Makeover the Sim Above Me' thread and she became my play tester sim for this unit! She took the artist's room and promptly began to paint. She got a job in music, got fired the first day, and then got a job in dancing. She is currently looking for a suitable room mate. Either online or someone who she meets that doesn't seem like a serial killer.

The Canary Unit Interior is decorated with a predominant gold/yellow palette and grey with medium to light brown accents. The look is homey and fun, appropriate for a family setting.
There is a nursery for a young child on the upper floor, with quick access from the adult bedroom across the hallway. A bathroom connects the two rooms as well and contains a training potty.
There is an additional crib on the main floor so that the young child can be under watch of the parent if they are making food and in addition can get the bottle to the child faster as it's nearer to the fridge. There is also a highchair in this room so the young child can participate in meals. An extra training potty is in the half bathroom in case of an emergency.
The main floor also has a computer desk in the small nook between the kitchen and the bathroom, as well as a breakfast bar facing into the kitchen in addition to dining seating up to six.
The Patio is decorated with many plants and a small water fountain, and outdoor love seat for a tranquil getaway or nap time for an overworked parent. There is also a wine rack against the wall just outside of the kitchen for that same reason.
The lower floor contains a living nook where an entertainment center + TV with seating reside while a majority of the space is in use as a rec room, filled by billiards and an old record player/stereo and a bookshelf that can be read around the corner from the seating.
The bedroom in the basement can hold two children and has a connected bathroom with a shower.
Personally, I see a family of 5--with two parents, a toddler/newborn and two children living here while the parents work to save up for something in the suburbs. Sure it's not much room for five sims but city life is kind of exciting!
I didn't want to make a family to playtest so I moved in a family closest to my idea (The Greystones ), they are a couple with three sons--infant, toddler, and child aged. The Canary unit worked wonderfully for them. The infant would spend his days in the main floor crib, nearest to the fridge and the toddler slept in the nursery and would come out and play with his toys, also handy was the training potty in the connected bathroom. The parents had a housewarming get together with about five of their friends and everyone was able to eat at the table and breakfast bar with no stomping. Afterward they retired upstairs and played poker. Once, the mom was feeling tired and with her toddler and infant already put down for afternoon naps, she went onto the patio and took a snooze too. The dad and child-aged son played catch out front when he got home from work/kid got home from school. Later that day, the infant had a birthday and became a toddler. I suppose soon the original toddler will be a child and will be able to share that room on the main floor with his brother. The Greystones may stay here for awhile before returning back to their old house where the grandfather currently resides, I'm having fun playing them in this townhouse!

The Crow Unit Interior is decorated with a predominant dark red/brown and grey palette with regular red and light brown/beige accents. The look is sophisticated and expensive, meant for a family or group of logical sims with high ambitions and an appreciation for art.
An office faces toward the back on the upper floor, containing a telescope, multiple bookshelves, a reading chair, and a desk with a computer. Next to that is a bedroom, likely for an aspiring dancer. The other bedroom is smaller but elegant. They are all accessed through an upper hallway that also has an unconnected full bathroom.
The Bedroom in the basement contains a robotics work station, and decorated for someone with interest in mechanics. The ground floor hallway is partitioned off with two brick walls to create a living nook where there is a flat screen television, sofas that seat up to four, and various plants on display. On the other side of the partition is a chess table.
The patio for this unit has a grill and small outside seating area with some ivy climbing up the side of the building. It is the only patio that has a roof over it as there are rooms above it on the upper floor. Sims will likely use the table out here first, which can be a pleasant spring/summer morning breakfast facing the city, but if you lock the door beforehand they will eat in the dining area indoors.
The patio is accessed directly through the kitchen which also is the first area one is in upon entering the unit. There is an open dining area on the main floor as well that seats four, along with a small stereo so there can be music with dinner.
Personally, I imagine a single parent looking for a new love in the city, either a widow/widower with a high-paying job or they have a bunch of money from a settled divorce where they didn't get the house, living here with two children, at least one is a teenager.
I had my friend make me a play test family after I had given her the idea but she did a twist. She made the children a teenage boy, Erik, clad in a black leotard who practiced dance everyday. His little sister, 'Noire' took the first floor bedroom and while she cannot use the robotics workstation she does spend a lot of time in the office reading about mechanics so she will be ready. Their mother, Mia, looks like she's on the prowl for a new love. The interesting thing about this family (the Denholms ) is that she dressed them in entirely black/dark colors so they're kind of Gothic and snobby-looking.

Ellu asked a very good question and I want to clarify for any other judges - but the stairs are not modular with the stage landing, they are a custom stairs objects called 'Sims 2 Half-Landing Stairs ' from Simlogical.

I spent last night play testing, and everything seems to work, but I noticed one oddity. I had a family rent a furnished apartment, and then visited the neighbours. In one unit, one of the neighbour's seats was missing and in another a bedroom was almost empty. However, when my testing family moved into those apartments, the furniture was there. I don't normally decorate apartments beyond bare essentials, so I've never seen that happen before. Is it normal? Could it be because a couple of the items on the lot had been placed with the quarter tile placement or moveobjects and overlapped? Other items placed that way did appear at neighbours' units, but all the missing objects were either placed with the quarter tile or were pieces of overlapping deco.

I haven't noticed that, but I can double check later and try to have one of my tenants visit their neighbor. I have plenty of items on quartertile.

I didn't even think to ask, but my first entry has CC gates to go with the black fence. (A Maxi's gate would look pretty stupid with non-matching CC fence.)

Sorry for the lack of replies for the past two days, I've been working night shifts and that leaves little to no time for anything but eating, sleeping and working. Haven't worked there since last summer so I'd forgotten just how intense it gets, will give you guys a heads up next time I have double shifts planned

Nope! You've got backyards that you could shave off a couple of tiles from to bring the rent down under 6k, so unless you can motivate why the backyards have to be that size that counts as going over budget. The idea is for you guys to have to actually try and think about prize and only go above if you really need to for a specific reason, so either come up with a good reason (many Sims it not in itself a good reason, see my example in reply to Charmful on one of the earlier pages) or find a way to reduce rent

I trimmed the backyard and added a privacy treeline outside and a jogging track =))

Speaking of pictures, I have talked to all three judges and they are okay with an increase. So from round 2 you will be allowed to have 6 pictures per unit

That sounds like normal, vanilla behavior and nothing to do with how you placed the objects. I've noticed that neighbors rent apartments in much the same way playables rent unfinished apartments--not everything stays, only the essentials do. And even then, some stuff you might consider essential/permanent don't show up--that second counter in the bathroom, the double bed in the master, the computer at the desk, or the dishwasher, etc., can all come and go.

I finished my playtesting and I found I successfully noise proofed the bedrooms. Layout problems were corrected and everything seems to be working fine, so I think I am ready to set up my application. I will do that in a moment.
EDIT: Do we have to take pictures of every unit's rent or can we just take a picture of the minnimum and maximum rents shown from hood view. At least that's what other contestants have done so far.

@Yvelotic2001 - rent pictures can be the range from the neighborhood view, the only time Gummi required each rent's unit (composited) is if it goes more than the recommended price she laid out on her first post.

I have a few questions.
1. I'm a bit a bit confused by the change in picture limits for future rounds. In round 1, it looks to me like the maximum number of shots was based on 4 shots of up to five apartment units (4*5=20). In future rounds is the maximum based on 6 shots of up to four units (6*4=24)? With the final round having 6+ units, will all the 8 additional shots have to be used for the extra two apartments, or will showing only some apartments be OK, or will the maximum number of shots change again?
2. In rounds 2 and 3, can the units be detached?
3. Are we allowed to use career or aspiration rewards in the apartments?

Round 1: Rowhouse
This contest started just as I was building an inn/tavern for my new fantasy-medieval town, and I decided to expand the building and convert it to a four-plex. It then reminded me of a converted coach house I lived near as a child, so I expanded the building further to include garages - at some point the inn had been re-purposed. The newest renovation has resulted in an apartment building with four units, all have modern plumbing, electricity, telephones, fire and burglar alarms, and fireplaces. Bedrooms are fully sound-proofed, with units 1 and 4's rooms on adjoining walls being blocked by furniture, and the bedrooms in units 2 and 3 not sharing walls with neighbours. Despite that, unit 2 and 3 will get to experience the some of the joy of apartment neighbours in their living rooms, as the landings of their stairs are not sound-proof.
Most of the pictures were taken in build mode in my uninhabited Build neighbourhood - chairs are still out for these. A few images were taken in Live mode during another playtest in Veronaville as the camera mod I am using is more flexible in Live mode (letting me get far enough back for the full lot shots) and I wanted to show the functionality of item placement.

For shot 2, three trees in the back were removed. The lot is 4x4, and I used lot adjuster so that the side walls of the second floor and the back wall of the common area building could be closer to the lot edges.
I zoomed into the apartments as much as best I could for these, but ignored the common area's small building as it isn't part of the main structure and is fairly simple. Because of that, some furniture along the walls of units 1 and 4 aren't fully visible. In unit 1 there is a sewing machine in the master bedroom's nook, a violin and bookcase in the teen room, and a toy chest and bookshelf between the bed and wardrobe help provide soundproofing to the child's room. Items not visible in any shots of unit 4 include a love-seat in the hallway on the second floor and the table in the loft is a sewing machine. I had problems taking top-down pictures of the second floor with the tabbed camera - the driveways from below kept becoming visible through the floor. To get around that, I temporarily deleted the driveways for that shot (slightly noticeable along the bottom of the image). The third floor's footprint is much smaller than the others, so I was able to zoom in a lot on that floor.
I don't often add a lot of clutter to my lots, but I had a lot of fun playing with it on this lot. Each unit was decorated for a specific group of sims.
For the units, I used one additional shot per unit, so there are five pictures behind each unit's spoiler.
Unit 1 is for a large family with two parents, two teens (or a teen and an older child), a child, and a toddler. The family is very much into arts and crafts, but one parent and the child are interested in sports, too. One of the parents made most of the curtains, the couch covers, and some of the wall hangings in the house with the sewing machine in the master bedroom. The eldest teen is interested in music and plays violin (it is beside the bookcase in the teen bedroom, just out of the photo). The second oldest is an artist and has recently given up their room for the youngest and moved in with the teen, but still keeps their easel on the nursery's deck. The child's room (2nd floor, yellow carpet on the lower left of floor plan) is the only bedroom in this unit that is on an adjoining wall. Noise is completely blocked by a bed, toybox, book shelf, and wardrobe.
The unit has four bedrooms, a small loft, 2 small balconies, and one full bathroom with separate tub and shower upstairs. Downstairs, there is a powder room, an eat-in kitchen, and a living room with a fireplace, tv in the wall unit, and a computer at the desk below the stairs. Unit 2 is home to a couple and their cat. They love to travel, entertain, and they collect masks. One of them is an artist, the other a scientist who likes to tinker. Puck is showing that the workstation is usable. The 2x1 area behind the tool chest (visible in the 1st floor's plan but not the unit photos) is completely enclosed and is directly below the chimney for the fireplace above - in my head, it's closed off chimney for the fireplace that used to be on the first floor back when the building was an inn and was for either the kitchen or a dining area. Unit 3 has a similar space. Unit 2 uses their yard for entertaining and stargazing. The second floor has a powder room, tv/gaming corner, living/dining area decorated by the couple's masks, and a kitchen with the essentials (for this couple, that includes an espresso machine, a wine rack, and the fourth chair to their dining set). On the third floor, the loft has the artist's work area, a dart board, and the cat's climbing tower. The master bedroom has a desk with a computer, a wardrobe, and a place to relax and read. The cat's food bowl is in the kitchen, and the litter box is on the second floor balcony.
Unit 3 is intended for two parents and a child. The child's drawings cover the wall by the kitchen window, and they have a special reading nook below the stairs. Loving fish, the child has an aquarium in the living area and a sea themed bedroom; the child loves the bright blues, even though the parents prefer darker shades. The parents love nature and cooking; their yard is mostly taken up by a garden and compost bin, they have a fair number of plants, and the kitchen is cluttered with spices and cooking items. The tv in the living area is angled and sims would need a mod to watch it while seated (the tv is off in the image with the Summerdreams - they are just showing that the area is navigable). The master bedroom has a wardrobe and a dresser, and the child's room has a desk.
Unit 4 is a bit different. As this lot started as one I had been making for my fantasy medieval 'hood, I decided to do one unit decorated to that theme. The unit does have a modern fridge, stove, stereo, an alarm clock, fire alarms, and a burglar alarm, but all rooms have candles for lighting, and the modern items could easily be swapped for period cc. The stove is against the back of the fireplace, as I always place my period cooking items against a chimney. There is kitchen storage in the nook beside the chimney; I often use nooks like that for a water barrel and shelves. The fridge is almost as far from the stove as possible and still be in the kitchen, as that is how I place my pre-refrigeration food storage. The main differences from how I'd arrange things if this were a historic lot are the lack of a second fireplace to heat the other bedrooms, and the shower in the master bedroom's ensuite. I'd normally have a bathtub in the master bedroom itself, and when possible I place beds next to chimney walls.
The unit was made for a couple with a child and baby, a dog, and three other relatives (these could be older children, grandparents, or a married sibling or child and their child). My period game often has sims of different ages sharing rooms, sometimes with extended family.
On the main floor, there is a powder room, living room, and eat-in kitchen. The second floor has a master bedroom with ensuite, a main bathroom with a sink, toilet, and washtub, two more bedrooms, and a loft/hallway area with seating, bookshelf, stereo, chess board, pet bed, and sewing machine. In the bedroom/nursery, noise is blocked by the twin bed, and in the second bedroom noise is blocked by a bed and chest of drawers.
I used the remaining four additional shots to show off the common areas of the lot. The quad-plex has a clubhouse with a gym and two bathrooms (one is accessible from the patio). The patio has a hot tub, bar, tables, and a chess board. The courtyard has a grassy area for playing, a playground with swings, a bouncy rider, and a merry-go-round. The common areas are accessible through the passage between and below units 2 and 3.

This contest started just as I was building an inn/tavern for my new fantasy-medieval town, and I decided to expand the building and convert it to a four-plex. It then reminded me of a converted coach house I lived near as a child, so I expanded the building further to include garages - at some point the inn had been re-purposed. The newest renovation has resulted in an apartment building with four units, all have modern plumbing, electricity, telephones, fire and burglar alarms, and fireplaces. Bedrooms are fully sound-proofed, with units 1 and 4's rooms on adjoining walls being blocked by furniture, and the bedrooms in units 2 and 3 not sharing walls with neighbours.
