In-game description of 27 Herring Ranch Road, Twinbrook:

Loft / 1 Bath - Although the original farmhouse was incinerated a few years ago, the encroaching swamp saved the barn. Undaunted, the eccentric owner has made the barn into a livable if not luxurious space.

I’ve played Juan Darer once or twice, and made minor changes to his home, but it wasn’t until earlier this year, when one of my Sims visited his house for an opportunity, that I realised how great the location is, with possibly the best views in Twinbrook. (Incidentally, how did the swamp manage to ‘encroach’? It must be at least a hundred feet below.) So, many Sim-years after Juan’s death, I bought his house and rebuilt it for the family I’m currently playing. The exterior of the barn has been left unchanged, apart from being cleaned and re-roofed. The interior has been redesigned to house a gym, an art studio and a workshop downstairs, and two bedrooms upstairs. The rest of the house was dictated by the shape of the existing foundations and by having once been a farmhouse. So it ended up as a rebuilt traditional farmhouse, with a kitchen/family room downstairs and the master suite (complete with sitting room and home office) upstairs. An extension in a more modern style, with large windows to make the most of the views, provides space for entertaining, while a second, narrow, extension links the house and barn. The pond has been drained and the spawner removed, since the same fish are available in the lake.

Price: §151274 furnished, §86955 unfurnished

Content used:

Ambitions and Generations are required. There are quite a few build and buy items from Seasons and University Life. You could manage without them but the number of swaps needed might get irritating. Everything else could easily be substituted or omitted.

Other expansions:
  • A few decorative items from World Adventures
  • TV in the gym, a table and a pair of curtains from Late Night
  • Fridge, a lamp and some décor from Pets
  • Rocking chair and some décor from Supernatural
  • Chin-up bar, posters and plants from Showtime
  • Teen’s desk chair from Island Paradise
  • Stairs and fences from Into the Future.

Stuff packs:
  • One plant from High-End Loft and one from Master Suite
  • Several items from Fast Lane in the workshop
  • Kitchen fire and a few decorative items from Outdoor Living
  • Ionu spotlight and slightly damp towel from Town Life.

Notes
  • Armiel’s fix for the Barn Wall with Pilaster - Left Side is highly recommended.
  • Thomas Riordan’s “Natural” Family Portrait fix was used in the build but isn’t essential.
  • The kitchen and master suite fireplaces have been upgraded to fireproof.
  • The woodburner in the kitchen is inaccessible in-game. You’ll need to use moveobjects to place it somewhere a Sim can light it and then move it back into the fireplace.

Thanks to the CC creators and to velocitygrass for the deco removal tool.
