*UPDATE*

For those of you who have downloaded this house, a quick tip. If you use the roofslopeangle cheat and set the value to 26.5 you will find that the roof of the house and the roof of the conservatory flow into one!

When my sister visited today she brought with her some house plans and asked for some tips and pointers as she's new to the game. The house you see below is our joint effort and she has kindly agreed to share it with you.

The house is built on a 5x3 (40x50) lot and costs $109,805. It boasts two large bedrooms (one gives access to a dormer space in the roof), a nursery and a family bathroom on the first floor. On the ground floor you will find a spacious sitting room with segregated office space. To the left of the living area is a set of double doors which lead to a beautiful conservatory with steps leading onto the patio area and large garden. Beyond the sitting area is a hallway which gives access to the kitchen and walk-through dining area. There is also internal access to the single garage. (Please see screenshots - click images for bigger picture)

The home comes unfurnished due to a vast amount of the custom content it was initially built with being unredistributable. I had considered providing it in it's furnished state until I scanned it with Clean Installer and realised just how much work I would have made for myself to type out the names of the items and the links to their respective sites so you could go get them yourself, not to mention it would probably have cost those of you on dial up a small fortune!

The house is CC and Hack free.

Please download and enjoy, feedback would be welcome and appreciated.
