$76,176, on a 3x2 sized lot. This house features 3 bedrooms, 2.5 bathrooms, 2 driveways (but no garage), and a garden area for weddings and romantic screenshots. It is fully furnished and decorated with Maxis content, and has been cleaned using the Clean Installer to remove all files except for the lot itself. However, if you use the following object hacks from MATY: "Bathroom Uses You", the "Lot Debugger" and the "Macrotastics" launcher, they will appear in the appropriate places even though they are not included in the download. If you use the version of Windkeeper's mailbox cover that I do, it will show up as well; otherwise, you will have a small Maxis endtable at your mailbox that performs the same function.

This lot requires all current expansions: University, Nightlife, Open For Business, and Pets. If you move more than two cats into this house, I recommend either toilet training them or adding a second litterbox outside somewhere.

The kitchen is separate from the other areas to permit it to be locked, allowing guests to join you for dinner while preventing them from raiding your refrigerator for cookies. Likewise, the area devoted to pet feeding and the stairs can be locked to prevent guests from diving into the underground pool or relaxing on your beds.

The wedding garden has a streetlamp over it just to make it look pretty at night. The lamp is easily removable if you think it looks weird. The rose bushes are fully accessible for gardening -- I thoroughly playtested this lot before uploading it, although of course your copy of it has never been inhabited by sims. I also cheated and stuck a burglar alarm on an outside wall near the garden; if that makes things too easy for you, just delete it -- there's an extra one in the living room already.

Known issues: the two flower gardens in the front were placed with cheats to allow them to be used with the little trees. If the tulips die, you will have to use the "moveobjects on" cheat or give up the trees to replace them. The other issue is with the living chair placed at a 45 degree angle: sims cannot watch television while sitting in it. I left it as-is because I like the look, but you may wish to turn it if that suits your style of play better.
